We’ve been asked if Guildford Plaza is student accommodation. It’s not. We’re built for early-career professionals, though we do welcome a limited number of postgrads and more mature students looking for something more independent than halls and more flexible than a flatshare.

Yes, residents are responsible for paying their council tax directly to the local authority. You’ll need to register with your local council and arrange payment, which can usually be done online. Some residents, such as students or single occupants, may be eligible for a discount or exemption—check with your local council for details
Yes, if you watch live TV or use BBC iPlayer, you’ll need to purchase a TV licence. This applies whether you’re watching on a TV, laptop, or any other device. You can arrange payment online through the TV Licensing website.
No deposit is required. You simply make an advance rental payment of £250.00 alongside your first rental payment and you’re ready to move in.
Yes, all residents wishing to pay via any method other than in full upon booking are required to go through referencing checks as part of the application process. If an individual doesn’t meet the required criteria and the application is cancelled, we may deduct the cost of the reference check from any refund due.
Rent is paid through our secure online portal using a credit or debit card or via bank transfer.
We understand that plans can change. If you need to cancel your booking, please contact our team as soon as possible to explore your options. Your cancellation terms will depend on your lease agreement and where you are in the booking process. We’re happy to offer a 7-day cooling-off period, which begins once you’ve paid your initial £250 Advance Rent and received your Booking Confirmation (whichever comes first). If you cancel within this period, you’ll receive a full refund of all payments made.
A guarantor is not required to secure your booking. Our application process is designed to be straightforward and accessible, ensuring a smooth experience for all residents.

We provide co-working spaces, resident lounges/dining rooms/kitchens, a fully equipped gym, gaming room, secure bike storage, secure belongings storage, a parcel service, an on-site team and even a pet washing station for your convenience.

Your room is designed for comfort and convenience, coming fully furnished with everything you need for a hassle-free stay. This typically includes a comfortable bed, ample storage, a table, desk and chair and an en-suite bathroom. Residents are welcome to have guests for short stays, provided they adhere to our community guidelines. For longer stays or additional requirements, please check with our team in advance.
Guildford Plaza is a car-free development located within the Guildford town centre controlled parking zone. This means that residents are not eligible for local parking permits, and long-term parking is not available onsite. There are a few short-stay bays, including Blue Badge spaces, plus plenty of public car parks nearby for visitors – just check local signage before you park.
For everyday travel, we’ve made greener options easy. We’re just a stone’s throw from the railway station and excellent public transport links including direct trains to Central London in 35 minutes. You’ll have access to secure bike storage, a number of communal bikes and our onsite Enterprise Car Club, so you can grab a car when you need one – without the cost or commitment of owning. Perfect for weekend trips, big shops, or just getting from A to B.

We have secure key fob access, 24/7 CCTV monitoring and on-site security personnel during night hours. Our team collaborates with local authorities to ensure a safe living environment.
Guildford Plaza has a dedicated laundry room equipped with washing machines and dryers for residents’ convenience. The facilities are easily accessible, allowing you to take care of your laundry without the need to go off-site.
Yes! We believe that a strong community enhances the living experience, which is why we regularly organise social events for residents. From monthly welcome socials and themed ‘bring & share’ dinners to fitness classes and game nights, there’s always something happening to help you connect with your neighbours. You can check upcoming events and RSVP directly through the resident app to stay involved in the community.
We aim to accommodate all residents’ needs. If you require adjustments or have specific accessibility requirements, please let us know before your move-in date so we can make the necessary arrangements.
Regular cleaning of communal areas is provided, but residents are responsible for keeping their rooms clean and tidy. If you’d like additional cleaning services, please contact our team to discuss your options.
Moving in & moving out.
Once your application is approved, we finalise your lease details digitally. Before move-in day, we conduct an inventory check to ensure everything is just-so. On move-in day itself, we hand over your keys and provide all the essential information you need to settle in smoothly. Dedicated luggage trolleys are available to assist with moving in.
As your lease nears its end, we’ll discuss renewal options with you. If you choose to move on, we conduct a final inspection and ensure a smooth transition. Lease extensions are available, subject to availability.
As your move-out date approaches, we’ll guide you through the process. Residents are expected to leave their rooms in move-in-ready condition and return the keys on the contractual end date of the lease. A final inspection will be conducted to confirm everything is in order.
As Habito Co-Living doesn’t operate a deposit scheme, and all amounts paid up front being allocated to your rental account – there are no refunds due to you following the lease coming to an end.
We offer secure storage options for a defined period after your move-out date, making your transition easier. For more information, please speak to a member of our team.
Any personal belongings left in your room after your move-out date may be removed and disposed of in line with our policy. Please ensure you take everything with you or arrange storage in advance.
Support & assistance
You can submit maintenance requests via our resident app, and our team will resolve them promptly. Urgent issues are addressed within 24 hours.
Emergency contact details are included in your welcome pack and displayed in communal areas for easy access. Our out-of-hours service provides additional support.
